Job Description:
- Lead all data analysis with regards to portfolio of investments that includes, real estate development projects (in Azerbaijan, UAE and Turkey) and number of businesses that are directly involved in the real estate development such as construction, sales etc.
- Analyzing current and past financial data including but not limited to, sales data, sales prices, apartment sizes, apartment types.
- Analyzing sales trends in the portfolio, indenting different sales triggers (online marketing campaign having a positive impact on the sale of studio apartments)
- Conducting market research and building pricing trendlines in the market vs our projects. Build a pricing database of alike projects.
- Based on market research recommend changes in sales prices, unit mix of projects or sales strategy.
- Assisting with budgeting process of the projects, making sure that the project follows the initial business plan. Analyze the cash flow trends, conduct gap analysis.
- Prepare reports and communicating the insights of these reports for the stakeholders
Skillset
- In-depth understanding of various financial operations, financial statements
- Strong quantitative and statistical analysis skills
- Ability to gather financial data and information in the form of financial reports, accounting data, statistics, macroeconomic data, industry research, and any other form of quantitative data
- Advanced Excel skills and the ability to clean and organize financial data in Excel
- The ability to conduct financial data analysis and identify data trends
- Ability to use financial data to make informed business recommendations
- Superb communication and presentation skills
- Ability to create internal financial reports and dashboards
- Ability to continuously stay up to date on industry updates
